Audits and Failure Analyses

In-depth inspection of the overall building may be commissioned to document deficiencies throughout the building systems.

Litigation Support

In projects involving legal action, CSA provides expert witness testimony in a court of law. The Statement of Claim is reviewed, and observations of building deficiencies and comments on the standard of care which should have been anticipated at the time of design and subsequent construction of the building are presented as a report.

Project Management

A project plan is developed to manage resources and determine budgets and timelines to bring about successful completion of specific project goals and objectives. Regular field reviews are performed to ensure quality of performance.

Warranty Reviews

Most multi-unit residential developments built in British Columbia since July 1999 are covered by third-party home warranty insurance for 2 years on labour and materials, 5 years on the building envelope and 10 years on the structure. A comprehensive building envelope condition assessment conducted prior to warranty expiry to identify typical deficiencies throughout the development which are eligible for repair under warranty is conducted and to determine and assist in planning ongoing maintenance procedures.

Building Envelope Condition Assessments

Where specific concerns are reported, an investigation is conducted to gather information on the condition of the building, define the nature of the problem and determine whether the problem is isolated or a systemic occurrence. Based on these findings, a program of corrective repair and preventive maintenance items is provided, including an opinion of probable cost where applicable.

Rehabilitation Design and Specifications

Projects vary from full restorations to targeted repairs. All stages of construction required to complete a project are managed, starting with design, coordination of the tender process, obtaining building permits, providing construction administration, and performing field reviews to ensure that a project is in accordance with the contract.

Design Development and Review

Working closely with clients, site specific details are prepared for every project while meeting tight project schedules. CSA’s extensive project portfolio includes experience in new construction as well as renovations including residential (strata corporation, market and non-profit), mixed use, institutional and commercial projects. Project consultants make visits to the project site at intervals appropriate to the stage of construction to ascertain whether the work is being carried out in general conformity with current standard industry practice.
